BEFORE INSTALLATION / ENGLAND

Do I need
planning permission?

It depends on your property and the exact project. A product name alone does not determine whether permission is needed.

Check the proposed structure.

Some qualifying outbuildings benefit from permitted development, subject to limits on height, position, coverage and use. Planning Portal explicitly excludes verandas, balconies and raised platforms from the outbuilding allowance. You cannot assume every pergola, veranda or glazed enclosure is exempt.

Attached structures, enclosed outdoor rooms, listed properties and locations with restrictions need particular attention. Obtain advice from your local planning authority before committing to work.

What to take to the planning authority

Government guidance explains that a lawful development certificate can confirm whether a proposal is lawful without a planning application. Permitted development does not remove separate building regulations or other consent requirements.
